The Difference

Why Homeowners Choose Fine Finishes Custom Painting for Drywall and Ceiling Repair

  • Repair and paint in one job

The drywall work and the painting come from the same company, so nobody hands off a patch that the next trade has to fix. One Google reviewer noted that the person who quoted the job was the one leading the work.

  • Prep that keeps patches hidden

Every patch is sanded flush and primed before paint, so it takes colour the same way as the wall around it. Skipping that step is why many patches show through.

  • Cleanup after dusty work

Sanding and ceiling removal make dust, so floors and furniture get covered first. Reviewers describe our crews taking care with the cleanup as well as the work.

How drywall and ceiling repair works before the paint goes on

Paint shows every flaw under it. A hairline crack, a nail head pushing through, a dent from a doorknob or the ridge of an old patch all read clearly once fresh paint and side light hit them. That is why drywall and ceiling repair sits inside our painting work.

Cracks tend to follow the joints. Drywall goes up in sheets, and the seams between them are covered with paper tape and joint compound. When a house settles or framing moves with the seasons, that tape can crack or lift along the seam, often running out from the corners of doors and windows. Painting over the line closes it for a while, and then it comes back. The lasting repair is to cut out the loose tape, re-tape the joint, feather new compound out wide, sand it flat and prime it, so the seam disappears under the finish coat.

More about drywall and ceiling repair

Holes come in sizes. Small ones from nails and picture hooks fill with compound and sand flush. Larger ones, from a doorknob with no stop or a removed TV mount, need a patch of new drywall or a backing piece, then tape and thin coats of compound built up and sanded. The usual failure is a patch that sits proud of the wall or has a different texture, and a coat of flat paint makes that worse.

Popcorn ceilings are the sprayed-on texture found in many older homes. Removal means covering the floor and walls, wetting the texture so it lets go of the board, and scraping it off. The drywall underneath often has seams that were never finished smooth because the texture hid them, so those get taped and skimmed where needed, then sanded and primed for paint. Some older textured ceilings contain asbestos. If your house is older, have a sample tested before any scraping starts and share the result with us at the estimate.

Wallpaper removal is its own kind of prep. Some paper peels off in sheets and some comes away in small pieces, and the adhesive left behind has to be washed off completely. Paint over leftover glue can crack or bubble. If the face paper of the drywall tears during removal, it has to be sealed with primer before any compound or paint goes on, or the torn paper raises and bubbles under the new coat.

Water stains on a ceiling need the leak fixed first. Once the source is dry and repaired, a stain-blocking primer stops the brown ring bleeding back through the new paint. Our published price guide lists prep work (scraping, sanding, priming) at $0.58 to $0.93 per square foot, painting ceilings at $1 to $2 per square foot, and smaller projects at $20 to $60 per hour. Those are the guide's ranges; the free estimate sets the real number once we have seen the damage.

We had a great experience with Zach and his team. Their pricing was more than fair and delivered on the quality of work. They did a creative paint design in our master bedroom and came out perfect. We will be using them again for more rooms in our house.

Wow, I’m so impressed with this painting group! I’ve had negative experiences in the past with other hired painters cutting corners, upcharging & delaying projects. This experience was not like that at all. It was a 10/10 experience. The customer service is professional, prompt & personable. I am impressed by how much attention to detail was shown on the job, leaving my walls & cabinets looking pristine. I’ll definitely be using this group time and time again!

FAQs

Frequently Asked Questions About Drywall and Ceiling Repair

Do you remove popcorn ceilings in Charlotte, NC?

Yes. Popcorn ceiling removal is part of our drywall and ceiling work. After the texture comes off, we repair the seams underneath, sand and prime the ceiling so it is ready for paint. If your home is older, have the texture tested for asbestos before removal and bring the result to the estimate.

Can you fix drywall cracks in my Mecklenburg County home before painting?

Yes. Cracks along drywall seams usually mean the tape has cracked or lifted, so we cut out the loose tape, re-tape the joint and feather new compound out. The repair is sanded and primed before paint so the line does not show.

How much does drywall repair cost in Charlotte?

Our published price guide lists prep work (scraping, sanding, priming) at $0.58 to $0.93 per square foot and smaller projects at $20 to $60 per hour. Painting ceilings is listed at $1 to $2 per square foot. Those are the guide's ranges, and the free estimate sets the real number for your rooms.

Do you remove wallpaper in Charlotte homes?

Yes. Wallpaper removal is part of the prep work we list. We take the paper down, wash off the adhesive and seal any torn drywall face with primer before compound or paint goes on.

Should I fix a ceiling water stain in my Charlotte house before painting?

Fix the leak first. Paint will not hold back an active leak, and the stain returns if the source is still wet. Once it is repaired and dry, we repair any damaged drywall and seal the stain with a stain-blocking primer before the ceiling is painted.

Do you take small drywall repairs in North Carolina, or only full rooms?

Our price guide lists smaller projects by the hour, at $20 to $60 per hour. Tell us what you have when you book the free estimate and we price it from there.
