Local Conditions
Common Painting Challenges in Concord, NC
Concord mixes homes from its cotton and textile years with a city that has grown west toward Charlotte, under humid summers and cold winter nights. These are the problems we would check first on a Concord house.
- Layered paint letting go. On older homes near downtown, many coats build up until the bottom layers lose their bond. The whole stack then cracks and peels in sheets, and it has to be scraped back to sound paint.
- Open caulk joints. Freezing nights and mild afternoons move trim and siding all winter. Cracked caulk at windows and corners lets rain in behind the paint.
- Faded south and west walls. The sun shines about 70 percent of the time in a Concord summer. Walls facing south and west take the most of it, so their color fades and chalks first.
- Mildew after storm season. Spring and summer thunderstorms leave shaded siding wet, and humid air keeps it that way. We pressure wash and let the wall dry before painting, because paint laid over mildew does not last.
- Worn interiors in busy houses. Concord counted 30,660 households in 2020, and a busy household wears through hallway and kitchen paint quickly. A washable sheen in those rooms stands up to cleaning better than flat paint.

About the Area
All About Concord, NC
Concord was first settled about 1750 by German and Scots-Irish settlers, and its name, meaning to bring into harmony, came out of a long dispute between Lutherans and Presbyterians over where the county seat should go. It was incorporated in 1806, and markers for the original town limits can still be seen downtown.
As county seat it became the trade center for a cotton-growing region, and cotton mills followed in the late 1800s. Money from cotton and textiles built some significant homes from the late 1800s and early 1900s along North and South Union Street and Edgewood Avenue. Homes of that age typically have wood trim, tall window casings and many past coats of paint, and each calls for patient prep.
For most of its history the city stayed centered on downtown. Since the 1970s most annexations have been west of the center toward Charlotte, and parts of the city limit now meet the Mecklenburg County line. Concord covers 64.04 square miles and had 105,240 residents at the 2020 census, up from 55,977 in 2000.

More about painting in Concord
That growth brought a lot of housing in a short time: 22,485 housing units in 2000 and 32,130 by 2010. Houses from those years are now at the age where exterior caulk, trim paint and builder-grade interior finishes start to wear, so many can be due for a first full repaint.
We have no recorded Concord job to point to yet. Our recorded job tied to a town is in Mint Hill, where the museum buildings at the Carl J. McEwen Village were repaired and painted or stained for the historical society. The route from Mint Hill to Concord runs on I-485 and Concord Parkway South (US 29).

Great experience having our cabinets and kitchen painted by Fine Finishes. Zachary, the owner, was quick to respond and excellent to communicate with. Our team, led by Mario, was efficient, neat, and did a wonderful job. Very happy with the way our kitchen turned out and would highly recommend Fine Finishes Custom painting!
We had a great experience with Zach and his team. Their pricing was more than fair and delivered on the quality of work. They did a creative paint design in our master bedroom and came out perfect. We will be using them again for more rooms in our house.
Wow, I’m so impressed with this painting group! I’ve had negative experiences in the past with other hired painters cutting corners, upcharging & delaying projects. This experience was not like that at all. It was a 10/10 experience. The customer service is professional, prompt & personable. I am impressed by how much attention to detail was shown on the job, leaving my walls & cabinets looking pristine. I’ll definitely be using this group time and time again!
FAQs
Frequently Asked Questions: Painting in Concord, NC
Do you paint houses in Concord, NC?
Yes. Concord is in our service area, and we reach it from Charlotte on US 29 and I-85 and from Mint Hill on I-485 and US 29. We paint interiors, exteriors and cabinets, and we take on offices and retail spaces. We start with a free estimate at the property, and you owe nothing for it.
Do you paint the older houses close to downtown Concord?
Yes. Older trim and siding need prep before paint: scraping loose coats, sanding the edges, caulking open joints and priming bare wood. We walk the house with you at the estimate and point out what needs that work. If a board has rotted, we show it to you before anything is painted.
What does prep work cost on a Concord exterior?
Our published price guide lists prep work, meaning scraping, sanding and priming, at $0.58 to $0.93 per square foot, and caulking at $0.46 to $0.88 per linear foot. Standard exterior painting in that guide runs $1.20 to $2.95 per square foot, and complex homes up to $4.00. The free estimate tells you how much prep your house needs.
How does Cabarrus County weather affect exterior paint?
Hot, humid summers, frequent spring and summer thunderstorms, and winter nights in the teens all work on an exterior. Moisture feeds mildew, sun fades the south and west sides, and the swing between cold nights and mild days opens caulk joints. Washing, recaulking and priming before paint answer all three.
Has Fine Finishes Custom Painting done a recorded job in Concord yet?
Not yet. Our recorded job tied to a town is in Mint Hill, where we worked on the museum buildings at the Carl J. McEwen Village for the Mint Hill Historical Society. The other jobs in our Google reviews, such as kitchen cabinets, a dark dining room and two bedrooms before a move-in, do not name a town.
Do you paint businesses in Concord?
Yes. We paint offices and retail spaces and plan the work to keep disruption to your business low. Tell us your hours at the estimate and we will plan around them where we can.
