What exterior painting involves in the Charlotte area
Exterior paint fails from the surface down. Dirt, pollen and mildew build up on siding, and old paint turns chalky as the sun breaks it down. New paint over that layer bonds to the dirt, not the house, and it lets go. That is why exterior work starts with pressure washing. Charlotte summers are hot and humid, which is good weather for mildew on north-facing walls and shaded trim.
After the wash, loose and flaking paint is scraped off and the edges are sanded so they do not telegraph through the new coat. Bare wood gets primer, because raw wood soaks up paint unevenly and lets moisture in. Gaps where trim meets siding, around windows and at corner boards get caulked. Those joints are where water gets behind paint, and water behind paint is the usual reason it blisters and peels.
