Local Expertise

Serving the Mint Hill Community

  • Paint and stain on one job

On the historical society job, the review says the buildings were repaired and painted or stained. A job like that mixes two finishes. Stain goes where the grain should show and paint where it should not, and repair work comes before either one. Door painting and wood staining were both among the services listed on the review.

  • A town that nearly doubled its housing

Mint Hill had 5,763 housing units at the 2000 census and 10,302 at the 2020 census, so at least four in ten of today's units were added after 2000. Builder paint on newer houses is often a flat finish that scuffs easily and does not scrub well. The first repaint is a chance to move to a more washable sheen in kitchens, baths and hallways.

Local Conditions

Common Painting Challenges in Mint Hill, NC

Mint Hill sits on a ridge between two river systems and added housing quickly after 2000. These are the first things we look at on a house in Mint Hill.

  • First repaint on a newer house. With at least four in ten housing units added after 2000, many owners are coming up on their first full repaint. Flat builder paint shows every scuff, and touch-ups rarely match.
  • Damp lower siding. The center of town drains west toward McAlpine Creek and east toward Clear, Crooked and Goose creeks. Where a lot falls toward one of them, water runs past the foundation and keeps the bottom boards wet, so paint there fails first.
  • Stain that has worn thin. Stained doors, decks and wood trim fade and gray in the sun. Restaining before the wood dries out and splits takes less prep than waiting.
  • Weathered entry doors. On a house, the entry door takes sun, rain and daily handling, and it needs sanding and priming before a new coat will last.
  • Ceiling cracks and drywall damage. Settling, old roof leaks and plain wear leave cracks and stains overhead. We repair the drywall, prime stains so they do not bleed through, and then paint.

If your Mint Hill house shows any of these, a free estimate is where we sort out what it needs.

About the Area

All About Mint Hill, NC

Mint Hill was founded around 1750 by Scots-Irish pioneers and was the first town created in Mecklenburg County. In 1910 its officials gave up the town charter so the county would build a road through, and Mint Hill went without elected officials until it incorporated again in 1971.

Today the town covers 24.8 square miles, mostly in southeastern Mecklenburg County with a small part in Union County. Charlotte borders it to the northwest, Matthews to the southwest and Stallings to the south. I-485 passes through the east side with five exits, NC 51 runs through the center, and NC 24 and NC 27 run together along the northern edge.

The census shows how fast it grew. Mint Hill counted 14,922 residents in 2000, 22,722 in 2010 and 26,450 in 2020. For painting, that means a town with plenty of houses from before 2000 and nearly as many added since.

We had a great experience with Zach and his team. Their pricing was more than fair and delivered on the quality of work. They did a creative paint design in our master bedroom and came out perfect. We will be using them again for more rooms in our house.

FAQs

Frequently Asked Questions: Painting in Mint Hill, NC

Have you done painting work in Mint Hill, NC?

Yes. For the Mint Hill Historical Society we worked on the museum buildings at the Carl J. McEwen Village, including the Doctor's Museum, the Country Store, the Assay Office and the Schoolhouse Museums. The review of that job says the buildings were repaired and painted or stained. It is the recorded job we can tie to a town.

Do you stain wood as well as paint it in Mint Hill?

Yes. Wood staining was listed with custom painting and door painting on the historical society review. Stain suits wood where you want the grain to show, such as some doors, decks and trim, and paint suits surfaces that need a solid color. We go over which surface gets which at the estimate.

What does it cost to paint a house exterior in Mint Hill?

Our published price guide lists standard homes at $1.20 to $2.95 per square foot and complex homes up to $4.00 per square foot. In that guide a 2,500 square foot home runs $2,900 to $7,000. Power washing is listed at $50 to $80 per hour and prep work at $0.58 to $0.93 per square foot. Your number comes from the free estimate.

My Mint Hill house was built after 2000. Is it time to repaint?

Look for flat walls that scuff when you wipe them, touch-ups that show as shiny or dull patches, and exterior caulk that has cracked or pulled away at windows and trim. Any of those suggests the original coat is wearing out. We can look at it during a free estimate and tell you what needs doing now and what can wait.

How do I get a painting estimate in Mint Hill?

Call (980) 291-7510 or email info@finefinishescustompainting.com. We come to the house, look at the surfaces, and give you a price for free with no obligation. We book the work itself for a weekday or a Saturday, during regular business hours.
